Burns Farm is a family-run farm in St John's in the Vale, a few miles east of Keswick and about a mile from Threlkeld, with Blencathra, Helvellyn and Skiddaw all in view. The Threlkeld to Keswick railway path starts close by, and you can walk to Keswick via Castlerigg Stone Circle in under an hour.

Touring pitches are all gravel and fully serviced, with 30 across two fields. Camping is on three non-electric grass fields with fenced numbered pitches, one of which (Blease) is dog-free. There are also five pre-pitched bell tents, adults-only hot tub cabins and, new for 2026, hot tub huts.

The shower block has ten showers and seven toilets on each side, plus bookable private wet rooms, a laundry room and a dog and bike wash. Groups are not accepted: four or more adults counts as a group.
