Red Lion sits on the edge of Arbroath directly across the road from West Sands beach. It is mostly a static caravan park, with modern 12-foot-wide holiday homes for hire (two or three bedrooms, up to six people) alongside a smaller number of touring pitches with electric, TV and waste-water hook-ups. Tents are not taken.

The Seafront Leisure Centre on site has a gaming arcade, American pool room, soft play and a bar and restaurant with a family room and live music, all open to touring guests. There is a heated toilet and shower block, a launderette and a shop. Dogs are welcome on leads, with four dog-friendly hire caravans and a nightly charge on tourers. The park is open February to November, and a redevelopment of the leisure centre is planned from 2027.
